đź“„What is a Proof of Occupancy Document (PoD)?


A Proof of Occupancy (POD) is a document that confirms:

  • You own, rent, or are authorised to occupy a property
  • The property is a real, registered address
  • The address should be recognised in official systems (including NBN)

We often require this when your address is missing, incorrect, or not fully recognised in the NBN database.

❓Why do we ask for this?


In some cases, your address may not yet exist or may not match exactly in NBN records.

This can happen when:

  • A new build or subdivision has been completed
  • The address has recently changed or been created
  • There is a unit/lot numbering issue
  • NBN records are outdated or incomplete

NBN requires valid documentation to:

  • Confirm the address is legitimate
  • Link the address to a real occupant or owner
  • Update or align their system records

This aligns with how NBN processes address validation, where proof is required before updating records or progressing orders.

Your document must clearly show:

  • Your name (or business name)
  • The service address (not just a mailing address)

Examples of accepted documents include:

  • Council rates notice
  • Utility bill (electricity, water, gas)
  • Home or business insurance document
  • Contract of sale / settlement documents
  • Signed lease agreement
  • Certificate of Title (land ownership)

Additional Acceptable Options (if needed)

  • Real estate agent documentation (with rent receipt)
  • Statutory declaration with supporting evidence



⚠️ Important Requirements


To avoid delays:

  • The address must match exactly (including unit/lot numbers if applicable)
  • The document must show the service location, not just a postal address
  • The document should be recent or current where possible
  • You are welcome to hide sensitive financial information (we only need name + address)

Once we receive your POD:

  1. We submit a request to NBN to update or align your address
  2. NBN reviews and validates the information
  3. Once confirmed, your address becomes orderable
  4. We proceed with your connection or installation booking

👉 Typical processing time varies, but this is a required step before anything moves forward.
